How do you make your first million dollars as a real estate developer? In this video, I sit down with Somerville-based developer Pablo Picker to tour one of his latest projects and break down what it actually takes to build wealth through real estate development.
Pablo spent nearly 20 years working as a general contractor before transitioning into development. He has now secured approvals for four projects in Somerville, with multiple developments currently under construction. We break down Pablo’s current Somerville project.
The property began as a single-story commercial building listed for approximately $500,000. Pablo acquired it for around $400,000, completed the entitlement process, and increased the land’s value to approximately $800,000. The project is now being transformed into three residential units, with roughly $850,000 in construction costs, an estimated total basis of around $1.7 million and a targeted exit value of approximately $2.3 million.
The process has taken years and required zoning approvals, additional variances, creative deal structuring, financing, patience, and the willingness to keep moving when unexpected problems appeared.
This is not an overnight success story. It is a real look at how developers create value by recognizing opportunity, solving difficult problems, building strong relationships, and executing consistently.

I recently helped the Foley family secure approximately $2 million in financing to open their second location, Backyard by Foley’s, in Dennis Port, Cape Cod.
The Foley family has been in business for more than 100 years in Boston, and now the next generation is expanding that legacy with one of Cape Cod’s newest outdoor, family-friendly venues.
In this video, I sit down with 23-year-old entrepreneur Mike Foley to discuss how his family turned an idea into a major hospitality project.
Backyard by Foley’s includes rotating food trucks, an ice cream shop, outdoor games, live entertainment, lounge seating, a main bar, and space for families, large groups, weddings, and private events. This project is a great example of what can happen when experience, community relationships, creative problem-solving, and fast execution come together.
